Desert city view vs. water view.

The high-rise condominium market in Vegas will never compete with those in cities like Miami, San Diego and Vancouver, states one real estate consultant. These coastal cities have water views and I see the point. Water is soothing, true, and I like being near water. Yet, these cities offer views over an ocean that stretches way out and beyond the horizon, just flat, boring, steady vista. My preference is to scan the opposite shore, possibly even tree-lined, for something meaningful or let my eyes wander among islands dotting the waterscape.

Las Vegas condos give you Strip views which are cosmopolitan, especially at night. What about the mountain ranges surrounding the valley? Now in the winter the highest peaks are snow-covered. A bonus. I could list a few more advantages, but you already know them. Overall, I'd call the notion a draw.

How to sell expensive condominiums?

Easy. Have a reputation second to none. Mandarin Oriental at MGM CityCenter sells nearly all of the 227 luxury condos in just two weeks. And that without spending a dime on advertising. Price range; $3.7 to over 9 million.

New urbanist village for Henderson.

Focus Property Group is the developer of Inspirada, a new master-planned community designed to capture the small-town notion so valued by many. Eventually it'll be home to 26,000 residents featuring a 300-acre town center.
